Wellbeing Emerges as the World’s Fastest-Growing Luxury; Trehan IRIS Builds Omara Around it

One residence per core, a spa curated by L’Occitane en Provence, a gym by Knox Studio and a longevity clinic with over 180 diagnostic biomarkers, inside a 1.25 lakh sq. ft. wellness clubhouse in Sector 80, Gurugram

Gurugram, July 31, 2026: Global wellness real estate has grown into a market of nearly $900 billion and is now the fastest-expanding sector of the world’s $6.8 trillion wellness economy, according to the Global Wellness Institute. It is forecast to reach $1.8 trillion by 2030. India has so far had limited presence in the category.
Omara, the flagship residential development by Trehan IRIS, has been planned to change that. Spread across 5.08 acres in Sector 80, Gurugram, with 320 golf-facing residences overlooking the Aravalli landscape and the Karma Lakelands golf course, the project treats health, movement, recovery, nutrition, nature and community as the organising principle of the master plan rather than as facilities added to it. Conceived around the philosophy of Designed for Life, Trehan IRIS describes Omara as India’s first wellbeing luxury residences, an approach with few precedents in the Indian market.
For much of the last two decades, luxury housing competed on what a home contained: its finishes, its fittings, its size and its address. Increasingly, affluent buyers are asking what a home does for the life lived inside it. The category has grown from $151 billion in 2017 at an average of 23.6 per cent a year since 2019, roughly double the growth rate of the next fastest wellness sector. Worldwide, spending on wellness now amounts to close to 60 per cent of all health and medical expenditure combined. In India, the health and wellness market is valued at more than $155 billion, with preventive diagnostics, metabolic testing and sleep science becoming routine among affluent urban households.
That distinction matters. Words such as wellness, longevity and wellbeing now appear in the marketing of most premium residential projects in India, where in practice they often describe a gymnasium, a spa and a landscaped walking track. Designing genuinely for health is a higher bar, involving decisions taken at the master-planning stage that cannot be retrofitted later.
At Omara, that takes the form of a 1.25 lakh sq. ft. clubhouse holding more than 110 amenities, within which sits a 55,000 sq. ft. wellness club that the developer describes as India’s largest residential wellness club. It is anchored by a longevity clinic offering over 180 advanced diagnostic biomarkers and personalised wellness programmes led by resident doctors and health professionals, with hyperbaric oxygen therapy, red light therapy, chiropractic alignment, advanced physiotherapy suites, an integrative nutrition studio, a registered dietitian and an on-site wellness pharmacy. The spa is curated by L’Occitane en Provence and the fitness facility is by Knox Studio, alongside a pilates studio, climbing wall, golf simulator, cricket pitch, and squash, padel and pickleball courts. Recovery is served by a hydrotherapy zone, sauna, steam room, jacuzzi, ice plunge, flotation therapy and a Himalayan salt sauna, with a temperature-controlled 25-metre indoor lap pool and an infinity pool facing the Aravallis.
Everyday nutrition is built in through a farm-to-fork market, herb and edible gardens, a culinary school and a wellness cafe by the pool, while a 1.5 km jogging loop, pedestrian promenade, tropical forest belt and 65 per cent native greens carry movement and nature through the site. Rather than treating healthcare, recreation, work and leisure as separate experiences, the intention is to bring them together within a single residential ecosystem, alongside a co-working hub, library, amphitheatre, music studio and spaces for mindfulness and time spent in nature.
The residences are 3.5 and 4.5 BHK homes of approximately 3,250 to 4,150 sq. ft., designed by UHA London with Esteva i Esteva of Spain. Each floor is planned with one residence to a core, served by its own private lift lobby, with a 3.9-metre (13 ft) floor-to-floor height, three-side-open, Vastu-compliant layouts, and expansive wrap-around decks over nine feet deep off every living room, with barbeque, bar and patio dining. Every apartment is delivered as an automated home with its own AQI control. The ground level is car-free, with a dedicated basement drop-off, water features and a sunken courtyard, and six landscaped terraces run across the three towers. Air is managed through hospital-grade MERV-14 and VOC-free carbon filtration, holding PM2.5 below global safety standards, within a thermal concrete skin, sun-control louvres and double-glazed facades. The project is WELL residential and IGBC Platinum certified and carries an estimated project cost of approximately Rs 1,300 crore as disclosed in its RERA registration, and its wellness philosophy is guided by Milind Soman, appointed Wellness Advisor to Trehan IRIS.
Commenting on the project, Mr. Abhishek Trehan, Executive Director, Trehan IRIS, said: “Luxury has always been a way of signalling what a person has achieved. What is changing is what people want that achievement to buy them. Increasingly, it is not another possession. It is energy, time, health and years. With Omara, we are not adding wellness to a luxury project. We are building an address where wellbeing is the category itself.”
Speaking about the thinking behind the design, Mr. Aman Trehan, Executive Director, Trehan IRIS, said: “The questions we asked while planning Omara were not the usual ones for our industry. Will this decision help someone sleep better? Will it make movement the easy choice rather than the disciplined one? Will people meet each other? Those questions shaped the density, the light, the walking distances, the clubhouse and the clinic. When the lift opens, it opens to one home. That is not a specification. It is a decision about how someone should feel arriving home.”
Omara is located in Sector 80, Gurugram, with direct access to NH-48 and the Dwarka Expressway and connectivity to the city’s principal commercial corridors, while overlooking the Aravalli landscape and the adjoining Karma Lakelands golf course.
